Selling a home

Dear Seller,

We want to give you the most realistic information there is about selling a house in the current Spanish market. It would be all much easier if there was no crisis and if there would be a waiting list for viewers for your home. The reason why we hope that you choose us as your agent is because you have trust in our knowledge of the market and our International and local approach in the search for potential buyers. We are firm believers of a total service concept.

Why should we hire a real estate agent ? With so much information readily available online, clients sometimes ask us, "Why should we hire a real estate agent?" They wonder, and rightfully so, if they couldn't buy or sell a home through the Internet or through regular marketing and advertising channels without representation, without  a real estate agent. Some do OK, many don't. So if you've wondered the same thing, here are some reasons why you might want to consider hiring us.

1. Education & Experience
As a seller or buyer you don't need to know everything about buying and selling real estate, if you hire a real estate professional who does have the experience and a proven record. Henry Ford once said that when you hire people who are smarter than you are, it proves you are smarter than they are. The trick is to find the right person. For the most part, they all cost about the same. Why not hire a company with more education and experience.

2. Agents are Buffers
Agents take the spam out of your property showings and visits. If you're a seller, your agent will filter all those phone calls that lead to nowhere from just lookers and will try to introduce only serious potential buyers.

3. Neighborhood Knowledge
Agents possess intimate knowledge about the neighborhood. They can identify comparable sales and hand these facts to you.

4. Price Guidance
Contrary to what some people believe, agents do not select prices for sellers or buyers. However, an agent will help to guide clients to make the right choices for themselves. The Price is important, based on market supply and demand.

5. Information on Market Conditions
Real estate agents can disclose market conditions, which will govern your selling. Many factors determine how you will proceed. Data such as the average per square footage cost of similar homes, medium and average sales prices, average days on the market and ratios of list-to-sold prices, amongst other criteria, will have a huge bearing on what you ultimately decide to do.

6. Negotiation Skills & Confidentiality
An agent should be able to negotiate well because, unlike most sellers, they can remove themselves from the emotional aspects of the transaction and because they are skilled. It's part of their job. Good agents are not messengers, delivering buyer's offers to sellers and vice versa. They are professionals who are trained to present their client's case in the best light and agree to hold client information confidential from competing interests.

7. Handling Volumes of Paperwork
One-page deposit receipts were prevalent in the early 1970s. Today's purchase agreements run 10 pages or more. Most real estate files average thicknesses from one to three inches of paper. One tiny mistake or omission could cost you thousands.
Make sure that your house legalities are in order before you try to sell. Spanish housing is notorious for its problems and few things can sabotage a sale more than illegalities – which may be unknown to you. We have a checklist and can help you all the way to prepare an authoritative ‘sales pack’ of the critical sale documents

8. Treat the selling of your Spanish home as you would a job of work
Put simply, selling property in Spain is a number's game. Unfortunately, in today's Spanish property downturn, selling a property in Spain is all about getting a lot of potential buyers to physically come and see your property. If few people come - then the likelihood of selling it is minuscule. Therefore the marketing of an estate agent is important. Your local agent should work international. Work in different languages and give more service then “ having houses in the window of their shop “ Buyers should be attracted also to a estate agent because of their additional services for buyers.
